Q1 Wrap 2026 – Lake Macquarie Market Update | Love Property Group

Q1 2026 has set a strong tone for the year across Lake Macquarie, with solid activity, consistent demand, and standout results across both sales and property management.

A Strong Start to the Year

It’s been a quarter that the team is genuinely proud of. On the sales side alone, over 50 properties were successfully transacted – representing not just volume, but real outcomes for families, investors, and first home buyers navigating one of life’s biggest decisions.

Client feedback throughout the quarter has been overwhelmingly positive, reinforcing what matters most – trust, communication, and delivering results when it counts.

What’s Driving the Market?

Despite ongoing interest rate pressure, the Lake Macquarie market remains resilient. The defining factor continues to be limited supply.

There simply isn’t enough quality stock available, and that shortage is driving competition – particularly for well-presented homes priced correctly. Buyers who have been watching the market for the past 6–12 months are increasingly recognising that waiting hasn’t worked in their favour. As a result, we’re seeing more decisive action when the right property hits the market.

This is no longer a “set and forget” environment. Strategy, presentation, and execution are what separate average results from exceptional ones.

Property Management Growth

The momentum hasn’t been limited to sales. The property management team has seen significant growth, welcoming 70 new landlords in Q1 alone.

Key highlights from the quarter include:

· 114 properties leased

· 223 lease renewals completed

· 319 routine inspections conducted

· Arrears maintained at under 1% over five days

These numbers reflect a highly proactive approach and a strong commitment to both landlords and tenants.

Suburb Standouts

Speers Point – 133 Berkley Street

A rare offering that achieved $2,755,000, reflecting the strength of demand in tightly held lakefront pockets.

Marmong Point – 5 George Street

Advice for Landlords

With conditions remaining tight, a few key principles continue to stand out:

Stay across legislation

Property laws are constantly evolving. Having an agent who proactively manages compliance is critical.

Act quickly on strong tenants

Quality tenants move fast. Delays in approval can mean missing out.

Proactive maintenance protects your return

Small issues left unattended become expensive ones. A well-maintained property is easier to re-let and keeps tenants longer.

Looking Ahead

The fundamentals remain strong heading into Q2. Limited supply, steady demand, and informed buyers are likely to continue shaping the market.

For sellers, this presents an opportunity – but only with the right strategy. For landlords and investors, consistent rental demand continues to support stable returns.
