Top 10 Tips For Presenting Your Home

If you have the time and resources to prepare your home for sale, here are our top 10 tips for presenting it to its best advantage:

Make sure the front of your property looks appealing and inviting with a weed-free garden, fresh mulch and some attractive pot plants.

Before every viewing, give your property a “once-over”, ensuring the windows are clean inside and out, and arrange window furnishings to admit as much light as possible.

Our favourite brief to our clients is “prepare the home as if it were going on the holiday rental market”. Remove personal photos and trim decorative objects down to one or two pieces per surface.

Make every square metre maximise its value. Lightly furnish and decorate each room of the home to give it a sense of purpose and function.

Dripping taps and blown light bulbs are easy and cheap to fix as are other minor repairs. Consider painting skirting boards and architraves, and sugar-soap painted walls. Basic maintenance work will make it harder for buyers to find simple faults.

Eliminate smoke, pet and cooking odours. Brew some fresh coffee and brighten the place up with fresh flowers.

Extra mirrors, lights and open internal doors all help to increase the sense of space.

We love our pets but not all buyers feel that way, so it’s best if they can be out of the property or secured out of the way during viewings or open times.

Create warmth by preparing your home to suit the temperature of the day. If it’s cold, light fires, turn on patio heaters and other heating. If it’s hot, turn on fans and cooling systems.

Make it easier for parents to supervise children by removing small, tempting objects and putting toys away.
