I am writing to express my appreciation at your recent efforts. At our initial meeting to discuss the possibility of taking over the sale of our property favourable impressions were gained, some of which were courtesty, business-like and professional manner, good presentation including personal grooming, enthusiasm, positive thinking, ability to listen and offers of advice - not pushing of an opinion. During subsequent contact there was nothing to change my mind regarding these few first favourable impressions. To just say I was happy with the way Love Realty went about their task would be an understatement. Prior to our approach to you our property had been in the hands of another agent for some 18 months to no avail. When the property had not sold within a few months the agency concerned appeared quite negative to its marketing taking a perceived narrow view and a closed mind to any suggestion which could stimulate interest in the unit. In contrast Love Realty, apart from highlighting the physical features of the dwelling, made most of its location by advertising walking distance to shopping centre, churches, library, clubs, as well as bus transport at the door. These features are what a more senior person would need. Consequently the unit sold within three months and within the price range initially anticipated when first listed in late 2006. This was a significant difference to the range the previous marketers had suggested. I cannot speak too highly of the service of Love Realty and I am happy to convey this opinion to all. Thanks for a job well done! With the benefit of hindsight, I can see why the original "no haggle" price needed to be a bit more accurate and in line with your suggestions. You said $290,000 to $300,000 with a list price of $299,000. I said "can't we try for a bit more, say $310,000?". After 3 weeks of virtually no action I agreed to at least taking up the $1700.00 reduced fee ad programme. That produced a good number of buyers but they were all pretty negative. ... We then reduced the price to $299,000 and had heaps of interest from people who had not been aware or it being for sale until then(fascinating), 2 offers were placed - one at the asking price ($299,000) and the next one at $303,000! You gave up your Saturday night to drive up to where I was at dinner in Tomago to make sure the contract was signed and exchanged and now we have a sale ... Please let your other sellers now this story, it might help them get a great price (and pay less fees!) Good "win win" Bill & Steve. Thanks again. Michelle Richards
I engaged the services of Love Realty at what was for me a very distressing time. I was not familiar with any agents in the Newcastle area so I spoke with quite a few before listing with Love Realty. Unlike a few who told me I could get unrealistic prices Bill told me exactly what the house should be listed for to sell quickly. He was willing to try it a little higher for me and listed the house at my price. That very day he started showing people through the house. I could see that in the interest of getting a buyer quickly I needed to drop the price. Bill again quickly responded to my request and within days he and Steve had shown more buyers through. We were referred to you by some good friends but despite that were still tempted by the cheap fees and free marketing offered by one of the big companies. You argued convincingly the benefits of using a smaller company because of the extra attention we would get. You ran the idential "fee package" to the big company but despite all the benefits and all the trouble we all went to with perfect photos, wording, etc, no one rang in the first 2 weeks. Only 3 people came to look but they were people you had hand picked from your data base, not from the free advertising. The first two buyers were "near misses" but the third, a young couple from Sydney, stepped up! You got us a price ... just a whisker off the asking price. I have a story to tell!!
We listed with a prominent Warners Bay agent. We were needing to sell quickly and they did nothing for us. We had to phone them to find anything out. Honestly they were hopeless.
We listed with Love Realty and they did more in 4 days than the other company did in 4 months. We had to accept a lower price out of urgency, so I feel the other company cost us $20,000 in the end.

As a retired real estate agent and businessman I can say with confidence that the team at Love Realty is our bright and shining future in real estate. Having bought and sold real estate in this area over the last 13 years through a myriad of different agents I have found the Love team to be highly professional, polite, informative and hard working. We narrowed down our choice to two particular agencies in the Lake Macquarie area and then literally tested Love's slogan.."The Agents Who Always Call You Back" and Love won! As we were moving in the wind down of the new home owners grant we were a little worried that the timing was not going to be ideal for selling..not so..
We had a prompt meeting with Bill, who we have bought and sold with on two previous occasions. (He was happy to meet with us in out home, outside of normal hours due to our 3 children). Love had our house on the front cover of the wonderful lift out section of the local paper within days! Obviously there is no procrastinating for Love! Our open homes were very successful but even more impressive were the professional photographs and video footage on the website. The video adds a whole new dimension to the open home, enabling us to sell to a couple form the USA after approximately 3 weeks on the market. We are sure that this would not have happened without Love's exceptional website.
Bill's years of experience and the fact that he has sold to overseas buyers before, enabled him to negotiate the sale very professionally and with little disruption to us as the sellers. I found Perri Anne very organised and highly enthusiastic throughout the sale period - in fact, she was more motivated then I was which is important when you have other things going on apart from your house sale. Not only did she return all calls, she made a consistent effort to get in touch when Ineeded to know something even when I repeatedly did not answer the phone.
After the sale period (when it was handed to our conveyancer) is when I found her most useful - although - I do not see this as part of the agents role. However, she was willing to help regardless of it not being part of her duty and provided updates when our contracts started getting delayed, settlement was extended and then she was able to get our sale finalised when our conveyancers were unable to.
Finally, I also found all staff at Love extremely helpful so if I was unable to get in touch with Perri Anne (only once or twice in a 4 month period), there was always someone willing to help that knew what was going on. Mel Denholm
